How a sliding door lock actually works, and why it stops

The standard patio slider uses a mortise latch set into the edge of the moving panel. Turning the lever swings a hook out of the latch body and into a keeper mounted on the fixed jamb. Two hooks on better units, one on many. Everything about the lock's reliability depends on the hook meeting the keeper in exactly the position it was set up for, and almost everything about a slider changes that position over time.

Rollers are the usual culprit

The panel rides on small wheels at the bottom. They are steel or nylon, they carry a heavy glass panel, and here they run through sand and salt. Flat spots develop, bearings seize, nylon wears oval. As the rollers lose height, the whole panel drops, and the hook now arrives below the keeper. The lock has not failed — the door has descended out of its own lock. Symptoms in order: the door gets heavy and needs a shove, it drags with a gritty sound, then the lever will not fully engage.

Tracks and sand

The bottom track collects everything the wind brings, and sand is abrasive enough to chew both track and rollers. A track with a worn or dented crown means the rollers wobble, which loads the edges and destroys them faster. Cleaning a track is the highest-value five minutes of maintenance available on a coastal house, and virtually nobody does it.

Keepers work loose

The keeper is a small metal piece screwed to the jamb, taking the full load every time someone leans on the door or the wind pushes it. Its screws loosen and elongate their holes, the keeper shifts, and the hook grabs partially or not at all. A door in this state often feels locked and is not — the lever throws, the hook contacts the keeper edge, and a firm pull opens it.

Latch mechanisms and coastal corrosion

The mortise latch is a small assembly of steel parts inside an aluminium panel edge, inches from salt spray. Springs weaken, pivots corrode, and the hook stops returning cleanly. Once the mechanism is contaminated, cleaning buys time and replacement is the real answer — these are inexpensive parts and the labour is in getting the panel out, not in the part.

Why sliders are the weak opening on most houses here

Two structural realities. First, the moving panel typically sits on the inside of the fixed one, which is good, but the panel can often be lifted in its track if there is vertical play — a door that rides high enough to be lifted off its rollers can be defeated without touching the lock at all. That is what anti-lift blocks and correctly adjusted rollers prevent, and it is the reason roller service is a security job rather than a comfort job. Second, the standard hook latch engages a keeper anchored in soft aluminium track material, so the resistance available is limited regardless of how good the latch is.

French and double doors: a different set of problems

A pair of hinged glass doors has no track and no rollers, and gains an entirely separate list of failure points.

The inactive leaf and its flush bolts. One leaf is normally fixed in place by bolts shooting into the head and the threshold. Those bolts are what the active leaf latches against, so if they are not fully engaged, the whole pair is effectively one wide unsupported door. Flush bolts corrode, jam with debris in the floor socket, and get left unshot by people who do not know they exist. A floor socket packed with sand is one of the most common faults we find on a coastal French door.

The astragal. The vertical strip covering the joint between the leaves also carries the strike for the active door. If it has bowed, loosened or corroded at its fasteners, the active door has nothing solid to latch into.

Multipoint mechanisms. Many newer French doors use a multipoint lock — lifting the lever throws bolts at several heights simultaneously. When these work they are excellent. When they go out of adjustment, the symptom is a lever that will not lift fully or feels stiff at the top of its travel, and the correct response is to stop forcing it. Forcing a multipoint that is fighting a misaligned frame is how the internal gearbox breaks, and a gearbox is a much larger repair than an adjustment.

Movement in the frame. A wide pair of doors amplifies small amounts of settling or swelling. A few millimetres of frame movement puts every one of those engagement points out at once.

What salt, sun and wind do to glass-door hardware

These openings take more environmental punishment than any other on the house. Salt aerosol coats the exterior handle, the track and the exposed edge of the panel. Blown sand grinds into the track and the roller path. Direct sun destroys weatherstripping, brush seals and any plastic component, which then stops keeping water and grit out, which accelerates everything else. Wind loads the door and the latch every time a gust hits a large panel, working keeper screws loose.

The maintenance that genuinely extends hardware life is unglamorous: vacuum and wipe the bottom track regularly so sand never accumulates, rinse exterior handles and the track with fresh water after windy or stormy stretches, use a dry lubricant on latch mechanisms and a silicone-based product on tracks rather than oil that holds grit, keep the floor sockets of flush bolts clear, and replace brush seals when they go stiff. Doing this two or three times a year on a beach-adjacent house is the difference between rollers lasting years and rollers lasting a season.

What a technician checks on a glass-door service call

Repair or replace

Glass-door hardware is very often repairable, and the economics favour it. Rollers, latches, keepers, flush bolts, handles and brush seals are all replaceable parts, and a door that has been serviced properly can operate like new even when the panel is decades old. This is the common case, and it is worth insisting on a diagnosis before accepting a quote for a whole door.

Replacement becomes the right call when the panel frame itself is corroded through at the corners, when the glass seal has failed and the unit is fogged regardless of hardware, when the track is worn past the point where a cap will restore it, when a multipoint gearbox is broken on a discontinued system with no available parts, or when the door has been damaged in a forced-entry attempt. Storm-rated replacement is a separate conversation and a construction job rather than a lock job, and we will say so rather than pretending otherwise.

Before you call

Note whether the door slides or swings, and if it swings, whether it is a single door or a pair. Say whether the difficulty is moving it, locking it, or both. Say what the lever does — moves freely with no effect, stops partway, or throws fully and still allows the door to open. Mention whether the door has ever been serviced or adjusted, and whether anyone has already run the roller adjustment screws to their limit. Tell us if it is an upper-floor or balcony door, since access and safety change the visit. And say whether the property is occupied right now, because a door that will not lock on an occupied house and one on an empty house are different priorities.

Common Questions

My patio slider is heavy and now the lock won't catch. Is the lock broken?
Usually not. The rollers have worn and the panel has dropped, so the latch hook now arrives below its keeper. The lock is fine and the door has descended out of it. Roller service and a track clean normally restore both the glide and the engagement.
The lever locks but the door still slides open when pulled. Why?
The hook is contacting the edge of the keeper instead of entering it, most often because the keeper's screws have worked loose and it has shifted, or because the panel has dropped. It is a common condition and a dangerous one, because the door feels locked and is not.
Are sliding doors a weak point for security?
They can be, mainly through vertical play — a panel that can be lifted in its track may be moved without touching the latch. Correct roller adjustment plus an anti-lift device removes that. Adding a second lock at a different height and anchoring the keeper into solid material covers most of the rest.
What's the sand actually doing to my door?
Grinding. Sand in the bottom track abrades both the track crown and the rollers, so the wheels wear oval and the panel drops. Vacuuming the track regularly is the single most effective maintenance available on a coastal slider, and it costs nothing.
One of my French doors won't stay shut. What should I look at?
The flush bolts on the inactive leaf, top and bottom. If they are not fully engaged — often because the floor socket is packed with sand or the bolt has corroded — the fixed leaf can move, and the active door has nothing solid to latch against.
The handle on my French door is stiff to lift. Should I force it?
No. On multipoint hardware, stiffness at the top of the lever travel means the bolts are fighting a misaligned frame. Forcing it is how the internal gearbox breaks, which is a far bigger repair than the adjustment it needs. Stop using it that way and have the alignment checked.
